Found something suspicious?Don't sand, scrape, drill or sweep it. Leave it alone, keep the area closed off and call. Disturbed asbestos is the hazard; intact material usually isn't.

How a job runs

From a sample to a clean air result

Every job follows the same order, because skipping a step is how fibres end up in the rest of the house.

  1. Inspect & sample

An accredited inspector takes samples of the suspect material for lab analysis.

  2. Plan & notify

The scope is written up and the required permit or notification is filed with the right agency.

  3. Contain

The area is sealed in plastic sheeting and held under negative air pressure with HEPA filtration.

  4. Remove

Material is kept wet, removed, double-bagged and sent to a landfill permitted to take asbestos waste.

  5. Clear

An air test confirms the area is clean before the containment comes down.

Services

What we remove

The materials Pittsburgh-area houses were built with, from basement pipe lagging to attic vermiculite, plus the survey a permit office asks for before a demolition.

Know your house

Where it hides in a Pittsburgh house

What you are likely to find depends mostly on when the house was built. Only a lab result tells you for certain.

Before 1940
Brick rowhouses and foursquares. Steam-pipe and boiler lagging in the basement, asbestos-cement around old coal furnaces and flues, and decades of patched plaster.
1940s–1950s
Post-war suburbs. Vermiculite in the attic, 9-by-9 floor tile on basement and kitchen floors, cement shingle siding and wrapped heating ducts.
1960s–1970s
Ranches and split-levels. Sprayed popcorn ceilings, 12-by-12 tile on black mastic, duct tape and wrap on the HVAC, and joint compound in the drywall.
After 1980
Less likely, still possible. Some asbestos products stayed legal in the US for decades after the 1970s bans, so a newer house is not automatically clear. Testing is still the only way to know.

Permits & rules

Who regulates your job depends on the county

Asbestos work around Pittsburgh falls under different agencies depending on which side of the Allegheny County line the building sits on, and what kind of building it is.

Allegheny County

County Health Department

Article XXI covers asbestos work at commercial buildings and at residential buildings of more than four units. Removing 160 sq ft, or 260 linear feet of pipe insulation, or more needs a county permit filed at least 10 working days ahead, and a final clearance inspection.

Washington · Westmoreland

PA DEP

DEP's Southwest Regional Office enforces the federal asbestos rule outside Allegheny County. It does not regulate removal from private houses unless the building is an apartment of five or more units. Commercial jobs over the thresholds need 10 working days' notice.

Statewide

Labor & Industry

Pennsylvania's asbestos certification law applies in any building, private homes included. Inspectors, supervisors and workers must be certified, and contractors notify at least five days before friable jobs over 3 sq ft or 3 linear ft.

A private house of four or fewer units is generally outside the county and DEP rules. It is not outside state certification for the people you hire. This is a summary of public rules, not legal advice; the agency for your address has the final word.

How we work

Why Pittsburgh homeowners call us

The complaints in this trade are rarely about the removal itself. They are about work started without a test, a work area that was never sealed, or a job nobody proved was clean.

A lab result comes before a quote
Nobody gets priced for removal they may not need. A sample is analysed first, and if it comes back negative we say so and leave.
The work area is sealed
Plastic sheeting, sealed openings and a negative-air machine with HEPA filtration keep fibres inside the work area and out of the rest of the house.
The paperwork is part of the job
Whichever agency covers your address, the permit or notification it requires is filed before work starts, not after someone asks.
Clean is proven, not assumed
Containment stays up until an air test says the area is clear, and you get that result in writing.

Questions

Asbestos questions we get most

How do I know if it's asbestos?
You can't tell by looking. A sample has to be analysed by a lab, usually by polarized light microscopy. Until there is a result, treat suspect material in an older house as if it contains asbestos and leave it undisturbed.
Do I need a permit to remove asbestos from my house?
Usually not from the county or DEP. Allegheny County's Article XXI and PA DEP both regulate commercial buildings and residential buildings of more than four units, and a private house of four or fewer units is generally outside both. State law still applies to the people doing the work: anyone you hire must be certified by the Department of Labor & Industry, and contractors notify before friable jobs over 3 square or linear feet.
Can I remove it myself?
The county and DEP rules generally do not cover a homeowner working on a private house, but Pennsylvania's certification law has no written homeowner exemption, and do-it-yourself removal is how fibres end up spread through the rest of a house. At the very least, have it tested first, and don't sand, scrape or sweep it.
Should I remove it or leave it?
Intact material that won't be disturbed can often stay, sometimes sealed or enclosed. Removal makes sense when it is damaged or crumbling, or when a renovation, demolition or sale is going to disturb it.
Do I need to move out during removal?
Usually not for a small, sealed-off area like a basement pipe run. The work area is closed off and kept under negative pressure, and nobody goes in until the clearance test passes. Larger jobs may need you out of that part of the house for a few days.
How much does asbestos removal cost?
It depends on what the material is, how much there is, how hard the area is to seal and what notice or permit the job needs. A few feet of pipe wrap and a whole basement floor of tile are very different jobs. The estimate is free once the material has been identified and measured, and you approve the number before work starts.
How do I know the job is finished?
Containment stays up until an air test shows the area is clear, and you get that result in writing. On a permitted job at a regulated building in Allegheny County, the Health Department also carries out a final clearance inspection.
My house is newer. Can it still have asbestos?
Less likely, but possible. The Allegheny County Health Department notes that asbestos floor tile, mastic and roofing can still legally be bought in the US, because most of the EPA's 1989 ban was overturned in 1991. Testing is the only way to be sure.

Found something you think is asbestos?

Leave it where it is and keep the area closed off. Intact material is rarely the problem; scraping, sanding and sweeping it is. A sample tells you what you are dealing with before anyone touches it.
